Deal Alert: Colorado Short-Term Rental Management Brand — Cash Flow & Mountain Lifestyle
📍 Location: West Coast Walmart, prime checkout area
💰 Asking Price: $499K (with $200K seller financing)
💸 Build Cost: ~$425K
🧾 Assets: $200K equipment, $15K inventory, assignable 10-year lease
🌟 Why This Business is Great:
✔️ Prime Location & Built-in Foot Traffic
It doesn’t get much better than a Walmart checkout area. Over 400 employees plus daily foot traffic practically guarantee eyeballs (and impulse buys). Most QSRs spend a fortune to drive traffic — here, it walks by daily.
✔️ Multi-Brand Flexibility
This isn’t a single-menu burger joint. You get over 20 food brands (burgers, Asian, salads, Philly cheesesteaks, etc.) all under one roof. You can adjust offerings based on local demand without overhauling operations — a huge advantage for long-term adaptability.
✔️ Semi-Absentee Setup
Currently run by a GM and assistant manager, while the owner is fully hands-off. You can keep it passive or step in to improve margins and operations directly. That’s rare optionality.
✔️ Favorable Lease Terms
Rent at 8% of gross sales (including utilities) simplifies cost structure. No maintenance headaches since Walmart handles common areas and bathrooms. Plus, a long 10-year assignable lease offers security and flexibility.
🚧 Challenges & Considerations
❌ Missing Financial Transparency
No revenue or EBITDA numbers shared — you’ll need to verify daily sales, labor %, food costs, and true net income before making a move. Without this, it’s like buying a car without checking under the hood.
❌ New Concept Risk
First West Coast location. While Walmart placement is strong, local brand awareness may need time to build. You’ll want to see strong early sales and delivery adoption before expanding.
🚀 Opportunities I See
🔹 Ramp Up Delivery Channels
They just launched DoorDash, Uber Eats, and Grubhub. A smart local marketing push can multiply sales fast — think local partnerships, targeted ads, and promo campaigns.
🔹 Optimize Ops & Margins
Tighten food costs and labor — small improvements here can significantly increase profitability, especially at volume.
🔹 Expand to More Walmart Locations
Walmart offers massive national scale. Nail this model locally, and you’ve got a strong proof of concept to pitch for expansion to other stores.
🔹 Menu Experimentation
Test new brands or local favorites quickly. Hyper-local offerings (e.g., regional sandwiches, cultural dishes) can drive loyalty and repeat purchases.
🔍 My Analysis:
This business is a hidden gem inside one of the busiest places in America. You get instant foot traffic from Walmart, a flexible multi-brand kitchen you can adapt to local tastes, and a semi-absentee setup if you want to stay hands-off. The biggest upside is pushing delivery — most similar setups don’t tap into this channel well. Yes, you’ll need to dig into the financials first, but if sales and margins check out, you have a strong foundation to build a high-volume, profitable model that you can even roll out to more Walmarts later. Overall, it’s a rare chance to combine stable in-store sales with scalable delivery growth in a great location.

Recent Acquisition Stories:
This $1.7M Acquisition Shows Where Smart Money’s Going
Four Corners Property Trust (FCPT) just acquired a Tires Plus location for $1.7 million at a 7.4% cap rate. It’s a small deal by dollar amount, but a strategic one—showing how FCPT continues to build its portfolio of essential service real estate assets, even in a tight market.
I love deals like this because they remind us that not every acquisition has to be flashy to be smart. A single-tenant, necessity-based property like this—especially with automotive services—offers stability in both good and bad times. When cap rates push above 7%, it's often a sign of opportunity... or risk. FCPT seems to believe it's the former.
For buyers in the SMB space: this is a reminder that the right mix of cash flow, niche utility, and strong location can still be picked up without needing to write a $10M+ check.
